3 Warning Signs of an Unhealthy Roof

Here are three signs that your roof is unhealthy and beginning to fail:

 

1). Damaged or Missing Shingles

Shingles provide a complete layer of protection, but they must be intact to be effective. If you can see missing shingles when you look up at your roof, that’s a clear warning sign that water could be seeping through the bare spots and into your underlayment and deeper roof structures.

If you see several missing shingles or areas where the shingles appear warped or curled, it’s time to call in a professional ASAP! Blistered shingles occur when the roof has been in contact with too much humidity. This could indicate ventilation problems or lingering water damage.

Be sure to check your gutters for shingle granules as well. Shingles shed their granules when they age past their prime, leaving them dark, bare and ineffective. If granules are accumulating in your gutters, it’s a sign that your shingles need to be replaced.

 

2). A Sagging Roof

Roofs start to show signs of aging once they reach the end of their average lifespan. The typical asphalt shingle roof should last about 20 years. When it reaches that age, it could begin to sag because its condition is deteriorating.

Roofs could sag prematurely if they are frequently covered with heavy snow or ice, or if they weren’t installed correctly in the first place. 3). Signs of Water Damage

If your roof has bare spots or areas where the flashing is loose or missing, it creates points where water can penetrate into your home. Look for spotty discoloration on your walls and ceiling, blistering or sagging paint, and cracks that appear damp. You might be able to smell mildew. Mold can appear like fuzzy circles in shades of gray, brown, green, and black. It is a serious health hazard that must be dealt with immediately.
